    Tiling, waterproofing, screed and electrical all follow the room and the fixtures you placed. Move a wall or add a window and the number moves with it. No template, no per-square-metre guess.

    On your numbers, not ours

    Your overhead, your margin and your own trade rates, applied in that order and GST included. Every rate is yours to inspect and change, and nobody else sees them.

    The client can accept it there

    Send the range by link, QR or email, with the plan you just drew. They accept from their own phone, and it is on the record.

    The room you sketched carries straight into the detailed selections, so the measurements you took on site are never typed twice.

How it works ›
The missing middle

Until now, a builder had two options for a bathroom.

Neither one works for a single wet area. So most bathrooms get built off a floor plan and figured out on site.

Option one
Build off the DA floor plan.
No elevations, no setout, no fixture positions. The bathroom gets designed on the fly, explained to the carpenters and subbies on site, and steered by the client as they go. That is where scope creep, rework and constant site attendance come from.
Cost: paid in PM time and rework
Option two
Pay an architect or designer for full scope.
Twenty to forty thousand dollars, and most will not take on a single bathroom in isolation, preferring full scope across the whole home. The builder would happily have the documentation; the homeowner rarely sees the value or has the budget for it.
Cost: $20k to $40k+
The middle
Working elevations for every wet area.
A complete, drawn package per bathroom at a fraction of designer cost. The room is locked before site, the client cannot move the goalposts, and your staff and subbies build straight off the setout without you there to explain it.

What do I send you?
Your DA plans or a floor plan, plus a short brief on the look and budget. That is enough to start.
How long does it take?
A few business days for a standard package. Members jump the queue ahead of non-members, so their designs come back faster.
Can I put my own branding on it?
Yes, on every order, whether you are a member or not. Tick the box at checkout and we will ask for your logo and colours afterwards, then the whole set goes out under your name so your client sees your studio, not ours.
Do you build the bathroom?
No. We design, you build. The package is design intent drawn to build from. Compliance, waterproofing and certification stay with the builder.
Whose job is it to check dimensions and quantities?
Yours. Our drawings are design intent prepared from the plans and information you provide. Before you order materials or build, you, as the builder or homeowner, must verify all dimensions, levels, set-out and quantities on site. We do not measure on site and do not warrant quantities.
How many revisions do I get?
Three on every room, included. Describe the change and it goes straight to your designer, who returns the updated set the same way it was delivered. After three, a small change is $199 and a larger revision is $495.
Do I have to subscribe?
No. Order a room one at a time, pay for it, and that is the end of it. Membership brings the price down and adds the estimator, the client portal and the rest of the toolkit, but nothing is gated behind it.
Do you do laundries?
Yes, drawn exactly the way a bathroom is and at the same price: plan, elevations, reflected ceiling plan and the fixtures and finishes schedule.
Are you going to compete with me for the build?
No. We build on the New South Wales far south coast and we do not take work in your area. The drawings go out under your name, and the client deals with you.
Is there anything for repeat work?
Yes. Members run a loyalty card on each room type: every 7th bathroom or laundry is free, and every 7th powder room or WC is free, on separate cards. A room counts once it is actually drawn, the free one lands back in your account automatically, and it never expires.
What does it cost?
A bathroom or a laundry is $1,100 and a powder room or WC is $250, with three revisions and white-labelling included on every order. Membership is $300 a month, or $3,240 a year (from $62 a week), and brings the rates to $999 and $200 plus the estimator, the portal and priority in the queue.
